for Property Developers
CLIENT: FLEET HOMES
ABOUT: Situated in West End near the beautiful village of Chobham, this project consists of four new build family residences by Fleet Homes bringing the very best of contemporary design and modern living to an idyllic woodland setting. Fleet Homes is a development company with 20-years of family heritage, and numerous successful developments in their portfolio thanks to a genuine quality-over quantity approach to development. Their design-led nature allows them to create properties that offer the best in contemporary living whilst remaining sympathetic to period architecture.
BRIEF:When we were first introduced to this client, we were almost turned away on the basis that they felt they did not need a Design Consultant. However, when we established they were keen to sell units off-plan they agreed to explore how bespoke Interior Design, Development Branding and Marketing Materials would enable them to achieve that. With our solid understanding of the construction process and needs of property developers, we were able to create a bespoke interior design concept and development specification that not only focused on making these homes look great but also enabled the developer to create the best possible product within a reasonable build cost. We influence the internal layouts working together with the architect and created spaces that are more attractive, more sellable and, more unique. Each of the residences features a unique combination of colours and materials but common to all are open-plan layouts, wood panelling to hallways and landings, plentiful storage and utility rooms. From the herringbone wood flooring to the geometric porcelain tiles, the bespoke joinery, the stone worktops and full-height upstands, these are all elegant and supremely robust.
We also developed a brand for this scheme and created a luxury brochure including 14 photo-realistic CGIs that reflect the lifestyle these homes offer and sell the dream to potential buyers. As bespoke as the development is, the brochure design is a perfect mix of contemporary and modern design which contains a dash of bold but understated colour to highlight these wonderful homes.
OUTCOME: All units reserved before practical completion.
We had one buyer for the houses, who bought the house (or came and view it anyway) purely on the strength of the sales brochure that Ademchic put together.
I come round for second viewings and the females definitely say”it’s like you’ve gone into my brain and designed a house that I’ve seen on Pinterest or Instagram and that’s what Ademchic has done, they’ve designed what females really would like from a new build. And that’s what a lot of male developers don’t do, they dob’t tap to that psyche.
