This is a development of 21 unique and beautiful homes by Gage Properties right in the heart of Epsom’s Chalk Lane Conservation Area, launching February 2020. This part-conversion, part-new build scheme is a collection of 1, 2, 3 and 4 bedroom homes that sit on a site rich with local history. The apartments and duplexes have been designed to combine the heritage of the location with beautiful interiors and contemporary specification. Each home has a bright and spacious living area with restored original features where possible and high quality engineered wood flooring. We have endeavoured to bring back any original features back into their true glory with complementary contemporary additions. Our Client, Gage Properties is a private property development, investment and asset management company specialising in renovation, refurbishment and development of residential and commercial properties in prime London locations and the rest of the UK.
We first crossed paths with the Director (Gavin Essex) for the first time in a huge room full of conference delegates at RESI in 2018. After a second run-in at MIPIM a few months later, we were given the opportunity to provide interior design and marketing support for this incredibly unique and interesting scheme in Epsom. The client was keen for us to provide input on the saleability and efficiency of the floorplans due to quite unusual spatial constraints imposed on the units due to the building’s prior use as a hotel. They were also conscious of their need to start selling the scheme ahead of completion to minimise their market risk exposure and maximise the potential sales values.
With the focus to preserve the building’s character, we incorporated contemporary features and conveniences. We worked together with the client and the architect to rework the internal layout resulting in an increase in the amount of sellable space by over 1,500 sq ft. We also provided advice on the almost agreed kitchen supply quotation saving the client a significant amount of money. We created the vision and delivered the development branding and CGIs for the hoarding, website and luxury brochure which have been consistently generating enquiries for the scheme’s VIP launch event which was fully booked four weeks ahead!
Our desire and methodology to do everything right from the beginning is always where we start with our clients. Us being involved in the early stages of this project helped influence the layout and saved over £250,000 through smart interior design and sourcing choices.
