How long does it take to interior design a BTR interior? We recognise that each project has unique requirements and that clients may come to us at different stages of their development process. The timeline for a BTR interior design project will vary depending on the scope of the project and the complexity of the design. To ensure a seamless and efficient design process, we divide your project into stages that often relate to areas we are designing. These stages are tailored to the specific needs of your project and can be driven by various factors, such as contractor's schedule, or the overall delivery strategy of the project. For instance, if Client's team wants to determine the design of communal entrance in the first instance, allowing them to determine the design direction for apartments and resident amenity areas, we will prioritise that space first. Alternatively, we can organise our design stages around the demolition schedule or other on-site events. Regardless of the approach, Ademchic's experienced team of designers will work closely with you to ensure that the design process is smooth and efficient, and that the final result exceeds your expectations. The design of each of the spaces is then divided into 5 phases: - Phase 1: Strategy and research (2 weeks) - Phase 2: Layout Optimisation (4-6 weeks) - Phase 3: Design Concept (4-6 weeks) - Phase 4: Specification and technical design (4- 8 weeks) - Phase 5: FF&E sourcing and styling (4 - 8 weeks) The length of time for each individual phase will depend on the complexity and scale of spaces we’re designing. These phases can often run simultaneously, for example Layout Optimisation or FF&E can be progressing at the same time as the Design Concept. Generally, it’s safe to appoint a designer at least 4 - 6 months before your design should be finalised. Once we determine the look and feel of interiors, our team can seamlessly move to the design of scheme's brand, marketing identity and marketing collateral. The coordination between interiors, branding and marketing is handled in-house saving our Clients' time and cost in coordination between different agencies/design houses.

How much does it cost to design BTR interiors? We understand that every project is unique, and we approach pricing with the same level of individual attention. We consider factors such as project size, complexity, delivery timeline, and scope of services when determining our fees. Our pricing is based on various elements, including existing floor plans, historical project data, project GDV, intended specification, and timeline. OUR PRICING IS DETERMINED ON THE NUMBER OF HOURS... (text from our old website) For a 100+ unit development our interior design fee will start at £125,000 + VAT but may be higher depending on the size of amenity areas. The fee is primarily driven by the extent of resident amenities and the number of unit types. For instance, a building with a single co-working space and up to 12 unique apartment layouts will likely be at the lower end of the design fee spectrum, while a building with additional features like a spa or wellness centre, coffee shop, cinema, and gym will attract a higher fee. We ensure that our pricing is transparent and fair to ensure that you receive the best value for your investment.

My project is a new build/commercial to resi/historical conversion. How do you determine design direction? We don’t just rely on our creativity and expertise to design stunning properties. We understand that a data-driven approach is essential to stay ahead of the competition. That’s why we conduct extensive market research to identify the latest trends, buyer and renter preferences, and behaviours. By analysing comparable properties and local demographics, we can create a bespoke design direction tailored to the needs of the target audience. This approach allows us to identify unique selling points and create a comprehensive marketing strategy that highlights the property’s strengths. With this valuable market intelligence, we can make informed design decisions, giving our clients a competitive edge in the rental market.

How long does it take to brand a BTR project? We’re obsessed with aligning interior design, brand and building’s marketing, so the design of building’s brand often takes shape at the research phase. That said, our ideas for the brand often won’t be unveiled to the client until the interior design concept phase is completed. We consider the joint design of BTR interiors, marketing collateral and branding to be an incredibly powerful marketing tool. When done correctly, each of these elements will help attract high-quality tenants, and drive one coherent site identity. Our branding team understands the importance of a well-planned and organised process for each individual piece of content. To ensure the successful delivery of your project, we break down the brand design process into specific phases that are linked to corresponding deliverables. - Phase 1: Strategy and research (2 weeks) - this phase will be omitted if strategy was set at interior design stage - Phase 2: Design Concept - Brand (3- 4 weeks) - Phase 3: Detailed Design - CGI’s, VR house tours, Brochure, Website, Hoarding, Tone of Voice (4 - 8 weeks) - Phase 4: Implementation/launch

What differentiates a good BTR interior from a great BTR interior? We believe that designing a great BTR interior is about more than just putting together a functional space. It's about designing a space that attracts people, encourages wellness, and fosters a sense of community. This is achieved by carefully considering every aspect of the design process, from the location and materials used, to the communal spaces and amenities provided. Our interiors are designed with the audience in mind, using innovative and sustainable materials to create a space that is not only visually appealing, but also functional and environmentally responsible. We believe that great communal spaces (indoor and outdoor) are essential to fostering a sense of community and encouraging residents to engage with their surroundings. A great BTR prioritises security and resident services, such as 24-hour concierge services, bike storage, parking, and laundry facilities, to ensure that our BTR interiors are not just beautiful, but also practical and convenient. Ultimately, the success of a BTR development is reflected in the length of time people choose to rent there. At Ademchic, we understand that creating a great BTR interior is about more than just aesthetics - it's about creating a space that people want to call home.
